Choosing the right service
Our Introduction Only Service
Our Fee only 15% (18% incl VAT)
We will arrange viewings with prospective tenants. All viewings will be accompanied by us.
The Agent shall, if requested by the Owner and at the Owner’s cost, arrange for an Energy Performance Certificate (EPC), gas safety inspection and electrical safety inspection to be carried out in order to comply with the Owner’s legal obligations. These documents must be obtained and valid prior to the Property being marketed and any tenancy commencing.
We shall, if requested by the Owner and at the Owner’s cost, arrange for an inventory of the Property and conduct a check-in with the Tenant, whereby the contents and condition of the Property are agreed and acknowledged by the Tenant.
The Landlord is responsible for complying with all tenancy deposit protection obligations under the Housing Act 2004, including protecting the deposit within the required timescales and serving the prescribed information on the Tenant and any relevant person within 30 days of receipt of the deposit.
Once a prospective Tenant is found, they will be asked to complete a comprehensive application form providing information required for referencing and affordability assessments.
We will obtain references appropriate to the circumstances of the prospective Tenant. Referencing may be carried out by us directly or outsourced to a third-party referencing provider at the Agent’s discretion.
We will arrange for the tenancy agreement and any other relevant documentation to be prepared and signed by all relevant parties and collect any monies due prior to the commencement of the tenancy.
If a tenancy deposit is collected and requires protection under the Housing Act 2004, the Landlord must either:
maintain their own custodial tenancy deposit scheme account for transfer of the deposit funds; or
provide evidence that the deposit has been protected within an authorised insured tenancy deposit scheme.
If evidence of deposit protection is not provided within 10 days of request, we reserve the right to protect the deposit within a custodial tenancy deposit scheme of our choosing in order to assist the Landlord in complying with statutory obligations.
Unless otherwise agreed in writing, we shall have no responsibility for negotiating or administering the return of the deposit or dealing with any tenancy deposit dispute at the end of the tenancy.
For our Let Only Service, we will remit to the Landlord the balance of funds received from the Tenant, less agency fees, expenses and any agreed deductions. This provision does not apply to any other level of service.
Letting and rent collection service
Our Fee only 12% (14.4% incl VAT)
In addition to our Let Only Service as above:
We will, where appropriate and at the Landlord’s expense, arrange for the preparation and agreement of an inventory and schedule of condition for the Property at the commencement of the tenancy. We will conduct the inventory check-in with the Tenant and submit opening utility meter readings to the relevant suppliers where required.
We will use reasonable endeavours at all times to collect rent and any other monies due from the Tenant and will provide the Landlord with a monthly statement of account.
If the Landlord resides overseas, the Agent may be required to account to HM Revenue & Customs under the Non-Resident Landlord Scheme, including the deduction of basic rate income tax from rental income where applicable. To receive rental income gross, the Landlord must obtain approval from HM Revenue & Customs. Where such approval is not in place, an additional administration fee of 1% plus VAT may be charged to cover the additional work involved in complying with HMRC requirements.
The Landlord remains legally responsible for complying with tenancy deposit protection legislation under the Housing Act 2004, including ensuring that any deposit is protected within an authorised tenancy deposit scheme and that the prescribed information is served on the Tenant and any relevant person within the statutory timescales. Where agreed as part of the management service, the Agent may assist with these obligations on the Landlord’s behalf.
The Landlord acknowledges their obligations under the Housing Health and Safety Rating System (HHSRS), the Homes (Fitness for Human Habitation) Act 2018, and all other applicable housing legislation and regulations. The Landlord agrees to take reasonable steps to ensure the Property is maintained in a safe and habitable condition and to comply promptly with any notice, improvement notice or enforcement action issued by the local authority or other competent authority.
Full Management service
Our Fee only 15% (18% incl VAT)
In addition to the Letting and Rent Collection Service above:
The Agent will use its best endeavours to arrange minor repairs, general maintenance and replacements to the property without necessarily consulting the Landlord beforehand up to the limit agreed in writing upon giving instruction, (or up to the value of one month’s rent where no figure has been specifically agreed).
The Agent will not be responsible for damage or loss incurred to the Property or the Landlord in the event of repairs, general maintenance or replacements not being carried out.
The Agent will make periodic visits to the property and send a report to the Landlord but such visits and reports can only be regarded as a general oversight of the property and its care by the Tenant.
The Agent will liaise with the Tenant on all day to day maintenance and tenancy matters arising. The Agent will arrange all periodic mandatory safety checks. The Agent will provide an itemised monthly rental statement to the Landlord. The Agent will conduct annual rent reviews and annual tenancy renewals. The Agent will conduct the end of tenancy inventory check out.
The Agent will arrange the tenancy deposit return including liaising with the tenant in respect of deductions. The Agent will use its best endeavours to recover possession of the Property in accordance with instructions received but cannot be liable for any delays, damages or costs incurred because such vacant possession is not achieved within the time scale requested. It will be the responsibility of the Landlord to instruct solicitors with whom the Agent will liaise.
The Agent will liaise with the current tenant to remarket the property for a new tenancy.

Eviction and Rent Cover

In addition to our Full Management Service:
This service includes a legal protection package for landlords in relation to tenant breaches and possession proceedings. Legal expenses cover of up to £25,000 is provided towards the costs of pursuing possession of the Property where the Tenant is in breach of the tenancy agreement, including rent arrears, possession proceedings commenced under Section 8, and other statutory grounds for possession permitted under current housing legislation, subject to the terms, conditions and acceptance criteria of the policy provider.
This service includes access to a streamlined possession support service managed by experienced legal and property professionals.
Included within this service is rent protection cover for the monthly rent, for up to a maximum period of four months from the date of the first arrears, subject to a valid claim being submitted and accepted in accordance with the terms and conditions of the policy.
